Within the Graven Hill development, all properties must conform and comply with a Plot Passport, which entails stringent fabric performance properties and requirements. The Graven Hill Plot 287 project, involved the design, supply and installation of a new build SIPs structure for a private client. Solution In order to comply with the Plot Passport requirements, the Kingspan TEK® Building System was specified as the primary envelope material for this private self-build project. One of the advantages of the Kingspan TEK® Building System is that the panels provide excellent thermal properties, whether out of the box or with additional insulation, U-values can easily be achieved using this unique building system. In relation the Graven Hill Plot 287, the Kingspan SIPs panels allowed for faster erection and installation in comparison to traditional alternatives. Kingspan TEK® SIPs panels are pre-cut prior to delivery to site and by adopting this offsite construction approach, enables a simple and accurate installation on site. Final Result The unrivalled spanning capacity and prefabricated design of the Kingspan TEK® Building System provided a magnitude of benefits for this self-build project. In addition to using the SIPs to form the external walls, the Kingspan TEK® Building System was also utilised to form a ready-made warm roof space for the pitched roof area. The unique jointing system ensures that there is effective insulation continuity throughout the whole building envelope at the same time as reducing the air-leakage rates. The use of SIPs also allowed our client to form large spacious rooms along with the formation of large window openings, taking advantage of the exposure of natural light to flow throughout the house. Once again SIPTech Construction (SIPs subcontractor) and Ashley Group (Main Contractor) collaborated to deliver a full turnkey solution for this construction project. The design included for a basement storage/plant room area to be constructed out of reinforced concrete. This substructure will act as a level foundation for the Kingspan TEK® SIPs Panels to sit upon being situated upon a sloped bank. With the works commencing within a sensitive school environment, both SIPTech Construction and Ashley Group had to be considerate and minimalise disruptions to the surrounding environment. Having accumulated a wealth of experience in delivering construction projects within the education sector and a proven track record, Ashley Group and SIPTech Construction offer the perfect combination in delivering a successful construction project. The new modular building will act as an Auxiliary SEN classroom, to allow for special needs and disabled pupils to receive intimate and constructive interaction with their allocated teacher in a relaxed and personalised environment. Solution SIPs panels were specified due to the advantageous speed of build that the Kingspan TEK® Building System offers, in direct comparison to other modern methods of construction and traditional methods of construction. This was crucial as the school criteria demanded for minimal disruption during the construction phase, exemplified as the erection of the SIPs structure was completed within 1 day. The design element of the SIPs incorporated a large open pan spacious room area, in order to promote open and stimulating communication amongst the staff and the pupils in a relaxed environment away from the other busier area’s in the school. The site was handed back to Ashley Group once the SIPs structure had been erected to provide the full internal fit out, M&E installation and apply the external brickwork/render system finish. The flat roof was fitted with firrings and decking to avoid water congregating on the flat roof by providing a small pitch for the water to flow in a direction off the roof. Final Result Another successful education sector project delivered to the highest accord by SIPTech Construction and Ashley Group combining again. The school was delighted with the full turnkey construction solution provided and the pupils and staff were able to use the new classroom the day after the final handover. The proven track record between SIPTech Construction and Ashley Group demonstrate the ability to conduct construction works in a considerate and conscious approach within sensitive live environments. The proposed construction of the new sports pavilion is upon a green field site. Before the construction phase could begin, a 1km temporary access road had to be implemented, to accommodate strict traffic management systems in place to minimalise disruptions to the adjoining occupants and the adjacent Selsdon golf club. The temporary access road allowed for all construction traffic to reach site in a safe and considerate manner. The new sports pavilion overlooks the on-site swimming pool, dance studio, gym and artificial pitch to provide the pupils with further opportunities to train and compete in excellent and modern-day facilities. The sports pavilion project is part of Croydon High School’s ongoing efforts to improve the facilities for its pupils and also the surrounding community, who are able to make full use and have access to the pavilion too. The construction of the sports pavilion coincided with the school’s 140th birthday anniversary celebration. Solution SIPTech Construction designed, supplied and installed the Kingspan TEK® SIPs System to create the sports pavilion core structure. SIPs panels were specified due to the benefit of being able to fully maximise the design flexibilities the system offers. This allowed for creation of large and spacious rooms to be designed out using the TEK® systems, which avoids the reliance and dependence of large steel/glulam frames which may have been required for additional support on a traditional timber frame build. In conjunction with the superior design characteristics the system offers, the benefits of the offsite construction and the speed of the build ensured that the SIPs installation caused minimal disruption to the surrounding community and occupants. The project programme and deliveries all ran in accordance with the project timeline and was meticulously planned out to ensure that the pavilion was constructed in a swift and considerate timescale that further mitigated any possible disruptions. Once the SIPs structure was erected, Ashley Group completed the full turnkey package, providing both the high specification internal and external finishes. Upon the external elevations, timber cladding was fitted along with aluminium windows and door sets. Ashley Group installed internal acoustic ceiling panels along with internal acoustic partitioning. All the shower and WC areas required the fit of Altro Whiterock sheet cladding. Full M&E installations were serviced via new incoming water, gas, drainage and electrical supplies, with approximately 700l/m within service trenches. Ashley Group also formed a new plant room, which consisted of a gas fired boiler, serving a LTHW heating system and a gas fired instantaneous water heater supplying 15No. showers. Final Result The full benefits of modern methods of construction were brought into fruition during this project build. The key element was to cause minimal disruption to the surrounding community and occupants which was achieved through the prefabricated nature of the TEK® SIPs Building System and the precise project management. The new sports pavilion was delivered on time and within budget and was the most effective construction solution to adopt for this project. The Croydon High School Sports Pavilion project demonstrates that the Kingspan TEK® SIPs Building System is the next generation of sustainable modular based timber construction methods. Ashley Group (Main Contractor) were appointed to complete this phase of works. With the works commencing within a sensitive school environment, Ashley Group had to be considerate and minimalise disruptions to the surrounding environment. Once Ashley Group successfully demolished and removed the existing structure, the project required the design and construction of a new replacement SIPs modular classroom building. Solution SIPs panels were specified as the fabric for this build due to the flexible design capabilities the system offers. Typically, within educational applications, there is a desire to create large and spacious rooms, decorated with bright colours, in order to invite in pupils to a warm, comforting and openly stimulating learning environment. SIPs modular panels are the most effective solution to achieve these characteristics. As the SIPs panels themselves embody structural integrity properties there is not an over reliance on steel/glulam frames to assist in accommodating loads, typically a common situation in direct comparison with timber frame based construction and traditional construction methods. Ashley Group returned to site once the SIPs structure was erected to provide the full turnkey package. These included application of the external finishes and the complete internal fit-out and decorations. Final Result The collaborative relationship between Ashley Group and SIPTech Construction once again delivered another successful construction build. This project demonstrates the way in which both contractors work in cohesion to ensure that the construction works are conducted in a considerate and conscious approach when measuring the impact of disruptions to the surrounding environment. Ashley Group (Main Contractor) were appointed to provide the full turnkey package, including the foundation work and then the complete internal/external fit-out once the primary structure had been erected. In order to get appointed, both SIPTech Construction & Ashely Group had to outline the approach to conduct work on a busy site where deliveries had to be coordinated with the other daily deliveries to site, the approach to ensure that the visitors experiences in the garden would not be affected by live site works and the approach to ensure that the project achieves the tight timeline set out in order to ensure the project remains on programme. Lending upon our collaborative experience and consideration in delivering full turnkey package within the education sector, both companies were successfully appointed to undertake the project works. Solution The first phase of works undertaken by Ashley Group involved the piled foundations, RC concrete ground beam and the construction of the traditional oak frame. Once this was completed, SIPTech Construction cladded the traditional oak frame with the Kingspan TEK® SIP’s Building System to form the external envelope of the primary structure. It took 8 weeks in total for SIPTech Construction to completely form the 830m² external envelope before the site was handed back to the main contractor. After the successful erection of the SIP’s cladding panels, Ashley Group returned to site to complete the external/internal fit-out on the project. The internal fit-out works included works to the open plan and cellular office, meeting room, WC’s and kitchenettes. Internal finishes included a detailed bespoke joinery and a raised computer panel floor. Final Result The initial outlined approaches, to mitigate and minimalise disruptions, demonstrate how the combination of modern methods of construction and our experience in delivering projects within a live environment benefit the client, as every project is dealt with precision, consideration and meticulous planning. The offsite and prefabricated nature of the Kingspan TEK® Building System allowed for project management to phase the deliveries, to avoid conflicts with any other deliveries that were scheduled to RHS Wisley for their daily operations. Lending upon our previous experience we worked closely and communicated throughout with the RHS, to ensure that they continued to function with minimal disruption to its activities and with no risk to health, safety and welfare of its staff and visitors. As a delivery partner for the Kingspan TEK® Building System, enabled us to fully design, supply and install an innovative SIP build that surpasses its thermal performance, energy performance and airtightness demands. Historical Context It has been important from an early stage to ensure that the proposal sits in harmony with the historic context. The new nursery is situated behind the existing Grade II listed school – Catherington House. Timeless cladding material – anthracite grey zinc complements the existing slate roof tiles and declares the presence of a contemporary design. A hint of playfulness is added by the yellow window frames and invite the visitor in, where bright yellow walls are the key interior feature. The design supports School’s ethos, which is to encourage curiosity and awareness of nature. The teaching room has two large picture windows with lowered sills, providing the children with views out into the gardens rich with Oak, Sycamore and Yew trees. The generous high ceiling helps to stimulate learning, while large bi-folding door roll out teaching into the newly created playground. Solution The design fully utilised the benefits provided by modular SIPs panel system. The offsite manufactured SIPs system outrivals traditional building methods by reducing waste, accelerating the overall project delivery and is an innovative sustainable system. The crucial element was to ensure that the nursery’s thermal performance levels and airtightness were adhered too, this was easily achieved through the use of SIPs panels. The project was undertaken during the COVID period, where due to a record high influx of kindergarten admissions, a nursery building was required to provide additional space for another teaching bubble to form in accordance with the schools COVID safety measures. Final Result By collaborating and establishing a strong partnership with the client and the architect from the offset, SIPTech Construction mitigated the challenges posed by COVID and delivered the project on budget, in accordance with the programme and exceeded the clients building performance requirements. To ensure aesthetic harmony between the adjacent Grade II listed building and the new nursery, the nursery was wrapped using Anthracite grey zinc cladding, with the finishes applied to the yellow window frames and interior bright yellow walls. The use of SIPs enabled the formation of a spacious vaulted ceiling to further inspire learning whilst the large bi-folding doors allow the classroom to be connected to the natural backgrounds which shape the perimeter of playground. The additional space also provides the benefit of allowing the existing teaching area’s to be replanned to further improve the high-quality teaching that is delivered across the whole school.
